There are many Property Management options available to investors and home owners however to maximise both the return and the capital growth on your valuable asset you can’t go past Wardle Co. We offer experience and professionalism second to none.  We do not accept all properties presented to us for management and this benefits you substantially as our time and our focus is allocated where it needs to be – on your property.  We encourage you to bring your property to us in a rentable state and can assist in this process.  We live in a time poor society where people expect more and tolerate less – at Wardle Co you can be assured of our attention, our focus and our professionalism at all times.

Tenant Selection

Prospective tenants are required to complete a detailed application form outlining their renting history and will undergo identification checks.  As part of our screening process Wardle Co Staff will check all available references including from previous landlords.  The property owner will at all times have the final approval of any tenants progressing through to a tenancy stage.

Prior to the lease commencing we will conduct a thorough condition report of the property.  This is a detailed written report outlining the cleanliness and general condition of the property.  It will also include details of any defects or issues, the ingoing water meter reading, how many keys were provided to the tenant and the condition of floor coverings and window treatments.  Photos are also taken.

Routine Property Inspections

It’s important to inspect each property regularly to protect your investment and keep all properties adequately maintained.  Inspections on your property will be conducted quarterly from the commencement of your tenancy.  An inspection report will be sent to you shortly after each inspection outlining how the tenants are maintaining the property, if there are any maintenance issues and the general condition of the property.

Professional Fees

We have all heard the saying “you get what you pay for”.  Real Estate and in particular Property Management is a service industry and you should be aware of what kind of service you will receive if you are offered a cut price rate.  Property Managers traditionally have a high rate of staff turnover yet at Wardle Co we invest in our staff to ensure their ongoing commitment to you the property owner.  Our systems and procedures are excellent due to our experienced staff and you always know exactly who you are dealing with when it comes to your investment.  We guarantee that you will receive a high level of value from our company.

Repairs and Maintenance

Any repairs or maintenance required on your property can be discussed with you as it arises.  We will also liaise with you during the initial stages of Management when completing your Management Agreement.  Wardle Co has a flexible system allowing you to tailor what works best for you and your situation.  For example you may elect to authorise our company to attend to repairs and maintenance up to an agreed amount without being contacted.  Alternatively you may prefer to be contacted with regard to all maintenance required.

Should urgent attention be required at your property outside of regular business hours or if immediate contact with you is not possible, for example burst water pipes, hot water system or a dangerous electrical issue, necessary repairs must then be made at the discretion of your Property Manager.  You will be contacted at first opportunity in the event of any emergencies.

Wardle Co engages the use of local qualified tradespeople and maintenance people for the majority of properties however we are more than happy at your request to use alternative tradespeople as directed.

Marketing

Property Management staff will discuss with you the different options available to you with regards to marketing your property.  The most effective way is via internet advertising and our website. We also have a Rental Stock list that is updated daily and available at our offices.

Residential Tenancies Tribunal 

The Office of Consumer and Business Affairs (OCBA) provides services to tenants and landlords/agents of residential and retail properties, to residents and owners of residential parks and to proprietors and residents of rooming houses in South Australia.

Wardle Co Staff have many years experience in dealing with the Tribunal and its operations.  It is essential to achieve a suitable outcome at the Tribunal that a good knowledge of its procedures and the Act is present.  Our staff will take the worry out of this for you by attending and liaising on your behalf. 

Our negotiating experience and knowledge of the Act will benefit you in areas where conflict arises and whilst in every case we do everything possible to negotiate a suitable outcome without going to a Tribunal hearing occasionally this is unavoidable where conflict remains.  In the event of a Tribunal hearing being the only solution you are represented by a senior member of the Property Management Staff throughout the entire process.
